  If you're looking for a commercial lease space, you certainly don't want these guys representing you. And even landlords need to be aware of this firms underhanded and unethical tactics.
  
  For example, Scott Carruth represented a tenant, and landlord, on a recent deal. He tells the tenant he is not personally guaranteeing the lease because there is a clause in the lease stating "there are no personal guarantors."
  
  The tenant was not an American and he comes to me for advice. I immediately point out that (1) the simple fact his name is on the lease and not a corporate entity menas he's guranteeing the lease and (2) the sentence about guarantor means a third party is not guaranteeing the lease.
  
  Either this agent is ignorant of lease law, which I doubt, or he was simply lying to the tenant to get a deal done, which is most likely the case.
  
  In any case, when a firm represents both sides of a deal, who are they truly representing? The one paying them? or the one not paying them?
  
  Just be careful using these guys becuase they don't have your best interest at heart.
